Once
you have decided that the renovation solution is right for
you, the following options are available:

1)
DO THE RENOVATION YOURSELF
If you possess the will, time, knowledge, and savvy,
you can complete the renovation. This solution should only
be attempted by the brave as there are significant drawbacks:
UNCERTAIN
COMPLETION DATE
When doing renovation yourself, it is difficult to manage
and allocate adequate time for each task resulting in long
projects. Most renovations done by private individuals can
last up to a year for this reason.
OVERCHARGED ON MATERIALS
When you renovating by yourself and are not familiar with
a local market it is very easy to overpay for building materials.
General Do it Yourself stores are excellent venues for materials,
but sometimes they can be much more expensive then local
stores in the area. In addition, individuals can only purchase
materials at retail prices while we are able to purchase
materials wholesale and are eligible for quantity discounts
which we can then pass on to you as cost reductions.
HUGE INVESTMENT IN TIME
Even though doing the work by yourself can give a sense
of accomplishment and satisfaction, it will eat up most
of your free time and will create unnecessary headaches.
For this reason, we don't feel that it is suitable for most
of the people (even if they knew the technical aspects of
the work itself) to engage in such a daunting and time consuming
task.
LANGUAGE BARRIER
Not knowing the local language can be a hindrance when doing
the work yourself due to problems that can arise ranging
from negotiating with material suppliers, dealing with complaining
neighbors, acquiring the proper renovation permits, and
dealing with the various subcontractors such as gas and
electricity tradesmen.
LACK OF EXPERTISE
The biggest challenge for most people is lack of expertise
in renovations and lack of understanding of local practices
for accomplishing task.

HIRE SUB-SUBCONTRACTORS AND MANAGE WORK
It is also possible to hire various subcontractors yourself
and manage the renovation project yourself; however, you are
likely to encounter the following problems:
OVERCHARGE ON MATERIALS
This is probably the oldest trick in renovations. When seeing
that client is unfamiliar about the proper renovation practices,
many subcontractors try and will overvalue material costs,
charge for deliveries, use unnecessary materials, or not
disclose proper material usage. All this can equate to hundreds,
if not thousands of dollars.
OVERCHARGE ON LABOR
Another common scenario which happens unfortunately all
too often in Hungary is the 'double pricing' system. Foreigners
are charged one price, whereas locals charged another, a
lower one. Since usually foreigners are not aware of local
pricing and quality standards, it is easy for a subcontractor
to charge a premium fee for the labor.
LANGUAGE BARRIER
Hiring and managing subcontractors requires a good command
of the local language and not knowing the language can prove
extremely frustrating and costly, as best rates can only
be negotiated in the same language. It addition there is
always the danger that your design and your expectations
have not been understood clearly resulting in a flat that
differs from what you intended.
HUGE INVESTMENT IN TIME
Just because subcontractors are hired doesn't mean that
you will be free to go along with your normal daily routine,
since hiring and managing subcontractors requires constant
attention and time. For example, many problems and questions
arise in the normal daily work of a subcontractor and this
usually involves going to the location and advising subcontractor
of the preferences and necessary changes. This management
of work in itself can be a full time job if several contractors
are involved.
POOR SERVICE QUALITY
Just because subcontractor is performing the necessary work
makes no guarantee about the potential quality problems
down the line. We have heard horror stories of subcontractors
performing work for the client, receiving the payment, and
at the end having done more damage then previously was started
with. We have also heard stories of work looking great at
the time of completion, only to be completely ruined a week
after.
UNCERTAIN COMPLETION DATE
A lack of previous experience in the field of renovation
can make it difficult to allocate the proper amount of time
for each subcontractor causing the completion date to slip.
In addition, unanticipated problems can add months to the
project.

the company that handles the entire renovation project will
come at the high cost. Perhaps this is the reason why people
decide to venture into other options, not realizing potential
